The Property

The villa is reached by a short driveway which slopes up to the raised terrace where you’ll find the front door. Along the way you’ll pass another flat section that provides off-street parking for two cars.

The long entrance hall carries you directly into the long, warm living room, passing a guest bedroom, bathroom and the kitchen along the way. The eye is drawn first to the twin French windows which flood the room with light and give you a perfect view of the beautiful sunsets over the Gulf outside. Next it will fall on the cosy side of the space leading to a brick fireplace in the far corner. This would make the perfect centrepiece for an inviting lounge area, while there will be more than enough room for a dining table nearer the kitchen. The plot is a total of 3,300m2 in size, most of which is sloping woodland filled with pine and oak trees. It wraps completely around the detached villa.

Villa Vanessa is connection to the municipal water and electric grids. Hot water comes from an electric boiler. While the connections have been created to install central heating, neither radiators nor boiler are present, but there will be air conditioning installed. There are no connections for gas, so cylinders would need to be used. Waste water is treated in an Imhof septic pit.

 

 

Surroundings

As you’d expect from such a prestigious location, this is a perfectly balanced area in which to buy a house in Sicily. You have nature, culture, village life, city life, great food and great views at your fingertips in all directions.

At the back of your garden is the nature reserve of Monte Catalfano, perfect for a hike and a picnic, and just down the road is the little town of Aspra. Whether you need a quick supermarket shop or a leisurely wander around town, you’ll find everything that keeps you ticking over on a daily basis here. The fish market is a particular highlight, with the day’s catch sold fresh right off the boats every morning. You can get to everywhere you need on foot in fifteen minutes.

The nearest beach is right at the end of your road. The charming Spiaggia di Sarello is not big but offers a great spot to bathe in clear water that stays warm late into October or November. You can find all manner of larger coves and bays around this picturesque headland or along the coast heading east towards Cefalù.

It takes about 20 minutes to drive into Palermo, or just five to drive to the train station at Bagheria and take public transport into town. Italy’s fifth-largest metropolis is also one of its most culturally and historically complex cities, and you could take a day trip here every day for a year without exhausting all the possibilities. The airport can be reached in about 45 minutes.

 

 

Potential

All that you need to do after completing the purchase on this beautiful new home is to decorate and furnish it, and move into your new home. This is quite a traditional Sicilian configuration, although of course it would require quite a sizeable budget to plumb in an extra kitchen and redistribute the spaces.
