Villa Santo Stefano is located just 2 kilometers outside Santo Stefano di Camastra, the north Sicilian town made famous by its artisanal ceramics industry. This property has a vast 4,3 hectare (10 acre) plot of farmland, directly adjacent to the sea. Over a thousand olive trees have been carefully cultivated, all of the valuable ‘Nociolare del Belice’ species.

These apartments are currently offered as holiday homes through various internet portals and – crucially – have a rating of 9.3 on Booking.com. Many of the same faces return each year, especially from Germany and Scandinavia. The summer is of course the busiest period but many of these northern birds choose (wisely, in our opinion!) to fly south for the winter as well.

The beach lies directly alongside the property. In Italy these always belong to the state, but access for you and your guests could not be simpler – and you will invariably have it to yourself. The water is magnificently clear, and comfortable bathing temperature at least six or seven months a year (some of those northerners tell us we’ve gone soft down here, and that in reality we could be in there all year round!). The beach itself is pebbled, but once in the water your feet will be on soft sand.

Buildings

The villa is only 100 meters from the beach. With a square footprint of 135m2, it consists of a large magazzino (storeroom) on the ground floor, one self-contained apartment at ground level and two more on the first floor. Each apartments is fully independent, with a kitchen-living room, one or two bedrooms, a bathroom and a terrace.

But there’s even more! Besides the beach property with land for sale, this is also an agricultural concern, and you will be purchasing all the mechanical equipment, including the tractor.

Furnishings

The holiday apartments are practically equipped with the current IKEA range. Internet, water and electricity are all connected; everything is in perfect working order and ready to go.

Location

The property is on the north coast of Sicily, in the province of Messina, which is a 90 minute drive away.  Other attractions of note in the province are the famous tourist town of Taormina, the hiking and gastronomical paradise of the Nebrodi Park and the magnificent Aeolian Islands. Even closer to home is the beach resort and UNESCO World Heritage site of Cefalù.

The small fishing port of Marina Caronia is only one kilometer away, Santo Stefano is about two kilometers to the west.

Potential

As described above, this is an agricultural business that will generate a significant income if carefully managed.

With three apartments on the estate there is obviously the possibility to live here, directly by the sea, whilst still renting out two apartments. There are excellent tax advantages to becoming a permanent resident in Sicily! The family of the previous owner are motivated to find a buyer quickly after he recently passed away.
