A sunny three-bedroom villa with swimming pool and a large studio annexe, Villa Piera is just five minutes from the seafront at Sicily’s western tip. In the famous wine-producing area of Marsala, it offers quiet and seclusion in a spot that is easily reachable from all over Europe, thanks to the nearby airport. It is a prestige property, one of the most exclusive pieces of real estate that we currently have on offer.
Built in 2000, with some additional work done in 2007, the villa is in excellent condition. It is ready to be used immediately after completion of the sale, with no further investment needed. The asking price includes all of the fittings, and the vendor has told us that they would accept fair offers on almost any of the furniture if you would like to save yourself the time and expense of filling the property from scratch.

The Property
The villa, modern and asymmetric with smooth yellow plaster and a white turret on the northern side, faces north west but is completely surrounded by a wraparound terrace and gardens, and so enjoys direct sunlight throughout the day. Measuring about 160m2, it comprises a large living room, separate kitchen, three bedrooms and two bathrooms.
You enter directly into an unusually big L-shaped living room with patio doors and a grand open fireplace. It’s the perfect space for a family to share each other’s company without feeling any sense of overcrowding. The patio doors connect it perfectly to the gardens outside, and natural light enters from several different sources.
The kitchen is fitted with a durable and chic ceramic worktop and dark wooden cupboards. You’ll find ample space for a breakfast table, but more French windows lead out onto the shaded terrace if you want to eat outside. Completing the ground floor are a family bathroom with a deep tub, and utility room plumbed for washing machine.
The broad staircase curls up that turret, with deep wooden floorboards replacing the tiling that we found on the ground floor. This continues throughout the upstairs, adding comfort and a sense of class. The ceilings slope from the pitched roof but never get lower than 2.3 metres, meaning that you can stand and move comfortably everywhere.
The master bedroom is very large and has an en-suite bathroom with a shower. Two guest bedrooms each have access to a covered balcony, and an open terrace to the front of the property measures about 10m2.
Villa Piera is heated by radiators throughout, with air conditioners in all rooms. Energy retention is good, thanks to sturdy wooden windows with double glazing and external shutters. The fireplace in the living room is functional, but an additional pellet burning stove around the corner is a more convenient everyday solution.
The annexe offers an additional 60m2 of indoor space. In exposed stone and with one side almost completely glazed, it is dominated by a long versatile studio space, off of which you’ll find a neat kitchen and a very stylishly realised bathroom. This has a walk-in shower with hydromassage jets, beautiful tiling and an extra wide sink. The structure’s roof timbers have been left fully exposed, giving a cabin-like quality which is balanced by the tropical garden view.
The garden is 2,200m2 in total, and very well landscaped and maintained. Manicured lawns, prickly pears, bushes and ornamental plants are punctuated by half a dozen tall palm trees. The driveway has crazy paving and you will also find a shed where you can park two cars and a small warehouse.
The swimming pool measures 6m by 14m. Surrounded by a broad brick deck, was redone 18 months ago and now includes a hydromassage station.
Villa Piera is connected to the main electric grid. Its water supply is from a well which is shared with 4 other villas. When you think that you can fill the pool and keep the gardens watered all for an annual cost of just €80, you will realise what a bargain this is.
The entire property is fenced and accessed by an automatic gate. A burglar alarm system with eight cameras will safeguard your investment even when you can’t be there in person.
Surroundings
The villa is found in a very residential area, with only other villas and cottages in the immediate vicinity. The road on which it stands is a cul-de-sac, meaning that there is almost zero traffic. The main road from Marsala to Mazara del Vallo passes by two minutes away by car, but the trees, hedges and flat landscape keep noise to almost zero.
You’ll find a range of shops and facilities on that main road, including a couple of supermarkets, some bars and a pharmacy within 5 minutes’ drive. The lack of hills makes it all very easy to navigate on foot or bike if you prefer to get some exercise in.
Marsala is the second city in the province of Trapani, one of the areas of Sicily which we think is most underrated by international buyers – don’t miss our feature on the province. This is despite its rich mercantile history, thanks in large part to its famous wines. The cantinas of celebrated wine producers like Donnafugata and Florio are found just off the road into Marsala, which is only eight minutes away.
The shores of Sicily are steeped in history, ancient and modern. The former is in evidence in the Valley of the Temples, 100km along the coast at Agrigento, and the ancient Phoenician ruins of Mozia, on an island in the salty marshes off the northern coast of Marsala. These shallow waters are a popular destination for kite surfers.
The international airport of Trapani-Birgi is just 20 minutes away, and if you can’t find direct flights to your destination there, you will find a far wider range from the one in Palermo, itself only 70 minutes’ drive.

As mentioned before, there is no need to budget for any renovation work.
