Property Description

Villa Paradiso – Run Your Own B&B in Sicily! Stunning Villa with Seven Luxury Bedrooms and Swimming Pool

Villa Paradiso lives up to its name, and you don’t need to be a native Italian speaker to understand it! The magnificent neoclassical villa is surrounded by an immaculate garden, with a particular highlight the wonderfully presented swimming pool, surrounded by olive and palm trees, and a spacious patio. One of the most prestigious properties to come on the market in 2024.

Inside, the seven double bedrooms which are offered to guests are augmented by a pair which are used by the staff, one of which has its own little living room. The ample roof terrace overlooks the pool and 30,000m2 plot, much of which is planted with Mediterranean greenery of all kinds.

The villa is found on a quiet state road near the south coast of Sicily’s westernmost province, Trapani, within just a few kilometres of one of the island’s quietest expanses of sandy beach. The fortunate buyer will love the combination of seclusion and convenience offered by its rural surroundings and proximity to shops, bars and the market town of Castelvetrano.

Villa Paradiso has been run as an incredibly successful Bed and Breakfast holiday home for over a decade, and has amassed an extraordinary quantity of over two thousand glowing reviews on the major accommodation-hunting websites. On TripAdvisor alone, it carries a perfect five-star rating from over a thousand reviews. So as well as a beautiful piece of real estate you will be taking over a thriving business, with a loyal and affluent client base.

The Property

The building is a beautiful design, in white with yellow accents. A broad porch with a Romanesque arch frames the front door, at the end of a fabulous straight driveway with palms and flowering shrubs on either side.

The main hallway is a double-height atrium with a stunning chequerboard floor in black and white marble. The walls are in deep red, and the grandiose interior is perfectly accented with carved hardwood furnishings, ornate chandeliers and handmade Arabian rugs.

The first five guest rooms, spread over the ground and first floor of the building, have been are furnished with great elegance and attention to detail. Every room has the theme of a different precious stone: topaz, sapphire, emerald, ruby, diamond and so on. While each has its own unique décor and feel – encouraging you to return for a second and third visit – a recurring motif is the use of decorative Sicilian tiling, as well as bold colours and antique furniture dating from the seventeenth, eighteenth and nineteenth centuries.

The final rooms are junior suites in the so-called “Arabian Villa”, which is a separate building to the rear. This can be booked jointly or individually.

No expense has been spared in an effort to ensure a comfortable and relaxing stay for all visitors, and you will find sturdy beds with latex mattresses, as well as en-suite bathrooms with powerful showers. The LCD TVs are in good condition, there is efficient air conditioning throughout and the rooms even boast their own minibars. Every room has a garden view, and several have mini terraces, either at ground level or, in the case of the sapphire room, on the roof of the ground floor.

A much larger terrace can be found on the second floor, next to the breakfast room. The huge open space gives a panoramic vantage point not only over the gardens and the surrounding olive groves, but also the sea in the middle-distance and the temples of the Archaeological Park of Selinunte.

The breakfast room is sunny and bright; decorated in yellow and fully glazed along two sides. An adjacent kitchen is thoroughly fitted, with everything you could need to prepare food for all your guests and also to feed your own family.

To the rear of the building, along a tree-lined avenue, you can sunbathe and relax in the outdoor pool and pamper yourself in the jacuzzi corner. Ample gazebos offer poolside shade with a huge array of high-quality outdoor furniture, and the Arabian Villa has the best position of all, right at poolside. In a permanent gazebo you will find a little fitness centre equipped with a full gym for guests’ use.

In short, there is everything here you need to run your own B&B in Sicily, without the hassle of startup costs or design work.

Surroundings

The landscaped gardens are only a small percentage of the huge 30,000m2 plot, which also includes a vast olive grove that extends around Villa Paradiso on three sides. The neat lines of mature, fruit-producing trees not only afford sound insulation and privacy, but also produce a generous crop of premium olive oil once a year.

Villa Paradiso is just a few minutes from the clear beaches of Marinella di Selinunte, which can even be reached by bicycle if guests choose. For arrival and departure it will be necessary for them to have a hire car or to book a transfer, and to be honest the best experience will be had by visitors who can travel autonomously.

This small fishing village of Marinella di Selinunte offers a variety of quality options for dining, aperitivos and entertainment options. Bars and pubs stand alongside some really fabulous seafood restaurants, where the day’s catch is served fresh just moments after its arrival on the shore.

Further along the coast, at the Foce Belice nature reserve, the beach is a magical, unspoilt spot. A huge swathe of sand dunes cut off from the mainland by a thicket of reeds and tall trees. It is a real undiscovered gem, where you can find yourself with a huge amount of space even in the peaks of the summer season. The water is very clear, and warm enough to swim in right into October and November – some northern Europeans would even say all year round, though it’s fair to note that the locals would find that a strange concept!

Within easy driving distance, the Archaeological Park of Selinunte is one of the largest to be found anywhere in Europe, with its vast acropolis an astonishing addition to the natural skyline. The beautiful Arabian-influenced town of Castelvetrano is only 10 km away, with all of the larger shops, medical infrastructure, cinemas, sports facilities and supermarkets.

The nearest airport is just 65km away, between the wine lover’s delight that is the city of Marsala and the regional capital, Trapani. The busier one in Sicily’s largest city, Palermo, can also be reached in under an hour by car. This endlessly fascinating metropolis has the island’s best culinary and shopping scene, with Michelin-starred restaurants and world-renowned boutiques like Gucci and Dolce & Gabbana sitting alongside a mouthwatering street food culture and three sprawling outdoor markets.

The Valley of the Temples and Turkish Steps at Agrigento are only eighty minutes away, and the unique natural beauty of the Aegedian Islands an easy day trip too.

Potential

No money needs to be invested in Villa Paradiso at the outset; the current owners have maintained everything to a meticulous standard. The presence of the two staff bedrooms and the versatile family kitchen mean that you could comfortably live on-site while enjoying the sociable and varied life as you run your own B&B in Sicily, in this beautiful setting.

When the high season passes in the autumn, you’ll have days where all your guests are off exploring the neighbourhood, leaving you to enjoy that fabulous pool all by yourselves!

While the existing business model of the vendors has clearly seen them cultivate a wonderful reputation for the B&B, If you would like any assistance with the marketing aspect of this project, we would be delighted to put you in contact with our sister company, Solemar Sicilia, who have been matching adventurous travellers with high quality vacation accommodation in Sicily for years.

Even if you plan to outsource the running of the property to local staff, you might want to consider transferring your residence to Sicily, in order to take advantage of some of the island’s lucrative tax advantages.

Of course, it would also be possible to return Villa Paradiso to being the most luxurious of private holiday homes. You would easily be able to host any kind of summer gathering for friends or colleagues, who would be absolutely dazzled by the beautiful decoration and gleaming facilities.
