Property Description
Beach House in Sicily to buy
Villa Mimma is a fully-furnished beach house on Sicily’s coast, east of Palermo. With three bedrooms and two bathrooms, it is a family home in a private community in the municipality of Campofelice. Tastefully furnished and superbly maintained, it is ready for immediate occupancy.
The location is directly on Sicily’s north coast and just fifteen minutes from the beautiful beach town of Cefalù, famous for its iconic rock and UNESCO World Heritage site old town (not to mention being home to half of Sicily’s finest international real estate agency.
Surrounded by 900m2 of fantastically-kept gardens, this property is classy, comfortable and extremely spacious. Villa Mimma is undoubtedly going to make someone a very happy buyer.
Furnishings
Built on two floors with a feature long sloping roof, the house is entered through a hallway which leads to a kitchen, utility room-cum-single guest bedroom with a cabin bed and a very spacious living room with a fireplace. The ground floor is completed by a large bedroom and a bathroom. A compact spiral staircase leads up to the first floor, where you will find a second bedroom and en-suite bathroom. The property also benefits from an enclosed veranda, or sun room.
Everything is extremely well looked-after. The furniture is modern and very practical. All windows are recent and well glazed, fitted with wooden shutters in the classic Sicilian style and mosquito nets.
Outside you will find a large covered terrace with love seat and a beautiful fixed stone barbecue. The garden has a vast, immaculate lawn with sturdy grass, especially selected to thrive even in the dry Mediterranean climate (it’s hard to stress what a luxury this is considered to be in Sicily). A private well provides an independent water supply, another huge boon in this part of the world. Lovingly finished with palm trees and hedges, you will enjoy ample privacy. Locally-sourced ornamental plants complete the space. Between these, and the gentle background noise of the Tyrrhenian Sea just a stone’s throw away, you will be in doubt that you find yourself in a tropical paradise. And there’s even covered off-road parking for two cars.
Surroundings
The nearby beach is wide, clean and covered in a fine light sand. Somewhat sheltered in a long natural gulf, this is a beautiful spot for a quiet walk in the winter months. You can swim comfortably until November… some hardy northern Europeans will do so for even longer, though the locals may tell you they find this very strange!
On the southern, inland side, green hills begin to climb upwards to the slopes of the Madonie National Park. This is a year-round destination for hikers, cyclists, birdwatchers and foodies, who can spend days exploring the culinary delights of the area’s delightful Medieval villages.
The town of Campofelice, less than a kilometre away is a medium sized town with all the amenities you could need. It is on one of Sicily’s better-maintained stretches of highway, running from Palermo to Messina, the gateway to the Italian mainland. A train station serves the same route. The nearest international airport can be reached in an hour by car.
Potential
We think this is a great price for a fully-furnished beach house on Sicily’s coast. With plenty of space both outdoors and in, this house is ready to become a year-round home or a vacation getaway. You won’t need to budget for any immediate work, and as the private community is a simple one, consisting only of a shared private access road, annual fees are kept to a minimum.
Thanks to the proximity to Cefalù there is an extremely strong flow of tourism into the area and if you are only looking for a vacation home you will have no trouble finding other holidaymakers interested in renting to cover the bills. We are highly experienced at managing rental properties and would be delighted to take care of this for you in your absence if that would be more convenient.
If you like the sound of Villa Mimma and this neighbourhood, be sure to investigate Casa Lia, just around the corner. If you could bring friends or extended family down to this lovely part of the world with you it could be a dream come true.
