Villa Giò is a beautiful, perfectly renovated seaside villa in Sicily’s south-eastern corner, just a few metres from the beach. Offering 150m2 of internal space including three bedrooms, two bathrooms and a lovely fitted kitchen, it is sold turnkey, ready for immediate occupancy, including all fixtures and furniture.

With the Marina di Ragusa just around the corner, miles of pristine sandy beaches to discover and the historical treasures of the UNESCO-protected Val de Noto just inland, this is a luxurious holiday home with a superb sunny location.

Built in 1986, Villa Giò was then completely renovated just a couple of years ago in 2022. The high quality finishes added at this time make the property the most beautiful in the area and certainly unique. An important detail to emphasise is also the total regularity of every area of the property, which is 100% certified and compliant with all regulations and requirements.

The living area comprises two floors, and there is a huge garage in the basement, accessed down a curving driveway. You will also find some pristine lawns, two long balconies, a huge expanse of covered veranda and an outdoor kitchen with a barbecue and grill.

 

The Property

The main gate onto the property, surrounded by a neatly plastered and whitewashed wall, brings you into a beautifully maintained garden with a lawn as well as ornamental and fruit trees. You’ll be able to pick and eat your own oranges, lemons and olives for that unmistakeable Sicilian experience. A low picket fence encloses the terraced area, making it a safe play space for small children.

A front door brings you into a spacious entrance hall, which doubles as a kind of second living room. You’ll find a sofa, TV and a large set of shelves in the same maple wooden shade that has been used for the internal doors, trim and windows. This is a property with a conscious design. You’ll also find a summery shade of light blue on the walls that recurs throughout the whole home, accenting and helping to define many of the spaces.

From here you can enter into the sun room, the largest and nicest communal space in Villa Giò. Full glazing on two sides makes this a warm and luminous space in which to relax and socialise, and there is also a dining table and a large fan.

The galley-style kitchen makes a fantastic space for food preparation, with worktops on three sides. There is a small breakfast nook, and best of all French windows bring you straight out onto the covered veranda, making al fresco dining easy at any time it takes your fancy.

You will find two bedrooms on this floor, a small single which has been decorated for children. It could feasibly hold a double bed, but you wouldn’t be able to get much of anything else in the room if you chose to. If capacity is an issue then bunk beds would make a better solution. The master bedroom, on the other hand, is spacious and beautifully furnished, with a comfortable double bed and a huge wardrobe and chest of drawers. Another set of French windows lead you straight out into one of the nicest corners of the large garden.

Completing the picture on this floor you will also find a family bathroom with a tub, and a narrow but useful storeroom.

Upstairs, reached by an external spiral staircase, the loft has been converted into a kind of long studio apartment. There is a mini kitchenette and a bathroom with a shower (it is in fact a kind of wet room design). The long shallow slope of the roof is almost chalet-like, and in some parts becomes too low to be habitable, but the central area is big enough for a living space that flows seamlessly into a sleeping area. Light and air pass through from large windows at both ends, and there are lovely balconies to the front and rear. You can even see the sea from one end.

Outside, besides the irrigated lawn and the patio, is an outbuilding which serves as a utility room. You could put a fridge in here to help with barbecues, and there is already a sink and washing machine.

Underneath the property, the quadruple garage is huge, and can comfortably accommodate several cars or a small boat. There is also plenty of workshop space, and of course it is a valuable storage location for any outdoor furniture in the short Sicilian winter.

The utilities and fixtures of Villa Giò are what really sets it apart from the other property on the market in this area. The renovation was aimed at energy efficiency and brought the property up to energy class A4 through various installations: a 6 kW photovoltaic system with 15 kW storage batteries, a hybrid boiler for heating by means of radiators in each room, a heat pump for hot water production and the replacement of windows and doors with thermally broken windows. Two-way air conditioning is found in every room providing both hot and cooled air.

You will also find an LPG tank and a private water supply from a well (which is an excellent backup for the municipal connections in times of low rainfall). The seaside villa in Sicily is protected by an alarm system with CCTV, and a wall safe will give you complete peace of mind when storing your valuables.

 

Surroundings

The property is located in one of the most beautiful and peaceful parts of Sicily, on the coast of Marina di Ragusa. The neighbourhood is actually known as Casuzze, and falls under the auspices of a little town called Santa Croce Camerina, but the nearest landmark is the beautiful marina. The beach is easily reached on foot, starting just 600 metres away. You’ll also find everything you need on a day-to-day basis in the little district, including restaurants, pizzerias, bars, small supermarkets, pharmacies, etc.

Marina di Ragusa is spectacular but can get a bit touristy in the summer (if a vibrant nightlife appeals to you you’ll certainly find it here, however), while Santa Croce Camerina and Casuzze are more for small homes and privately owned summer properties. The shallow coast, which slopes gently towards the open sea with its marvellous blue water, makes this an ideal district to bring young children. Nature lovers will adore the serenity of the Randello nature reserve, just 7km up the coast to the west.

Ragusa is located in the heart of the Val di Noto, where there are no fewer than 18 monuments to discover: the entire region was declared a UNESCO World Heritage Site in 2002. With its Baroque churches and palaces it is one of the most important centres on Sicily for art and architecture.

Just a few kilometres from Ragusa you and your guests will also love Modica, renowned as the city of a hundred churches, but also as the home of a distinctive traditional type of chocolate, which has been produced there for centuries.

If you are a sailor, the Porto Turistico Marina Di Ragusa is only 2 km from the house and makes this the perfect base from which to explore the emerald waters of the Mediterranean. It is easily reached on foot or by bike along a well-maintained cycle path which hugs the coast and is also the perfect route for a morning run or an evening stroll. The marina itself is one of the best equipped and most efficient moorings to be found anywhere on the island.

To arrive by more traditional means, you can reach the province of Ragusa by plane if you’re lucky enough to find a direct connection landing at the small nearby airport of Comiso. More international connections fly into Catania, just a 90 minute drive away.

 

Potential

This villa is ready to move into immediately. No work is required, no furniture even needs to be bought.

The A4 energy class means very low running costs and that, of course, only makes your investment even better value for money.

The only improvement we could suggest making would be to add an above-ground swimming pool, for which there is more than enough space on the large lawn behind the house.

While the studio apartment upstairs is small, there would theoretically be the potential to let it as a holiday apartment. The proximity to the beach and good quality workmanship would make that workable.
