Just 400m from the sea, with uninterrupted views of the Gulf of Palermo, Villa Felice is a huge luxury home which has been divided into three independent apartments. Each has its own entrance, kitchen and outdoor spaces, and each enjoys a slight variation of that stunning view from feature windows in the living rooms.

In total there are five bedrooms and six bathrooms, allowing you to sleep up to ten people without resorting to sofa beds. For a short gathering or special event it’s not difficult to imagine sixteen or eighteen people sharing the palatial home in comfort. The 350m2 of indoor space is certainly enough to go around.

The Property

The large villa is built on three storeys, each holding one of the apartments. The first is officially a basement, but thanks to the slope of the land only one side is actually underground, This offers a large bedroom a bathroom, a large living room with a fireplace and a generous kitchen. As in the other flats, the living room is the signature space, open and bright, with light arriving from three sides. The massive window runs nearly the full breadth of the west-facing wall.

Upstairs, the middle level is officially the ground floor. The view is only improved by the extra metres of elevation, and the two bedrooms here are very nice. Each has an en-suite bathroom, and the master also enjoys a small private terrace facing towards the mountain. A more open terrace off the living room faces south and has a good lateral sea view to the west.

The top floor has a rather smaller living room, but in more than ample compensation offers a vast sea-view terrace, with an external staircase leading up to the flat roof. Well above the level of any surrounding construction or vegetation, you can enjoy a commanding panorama for many miles on a clear day. The master bedroom here has terrace access, while the guest bedroom has an en-suite bathroom.

Outdoors, a patio wraps around the west side of the building on the lowest ‘basement’ level, where you will find an outdoor kitchen. The constant temptation of that deep, sun-drenched swimming pool is just around the corner, framed by a wide poolside area which is partly under the shade of a deep portico.

Elsewhere on the estate there is a well-maintained access road with flagstone paving, and parking for as many cars as you could possibly need. A well provides a private water supply, although the villa is also connected to the public main. Two cisterns give extra storage as a contingency.

Each floor has its own working fireplace, and there are also air conditioning units to cool and heat the main spaces. In truth, the slightly elevated position and large windows mean that it’s possible to keep the home naturally comfortable even on the hottest days. The windows are new, and fitted with external wooden shutters.

Green power is generated by a hefty 12kW photovoltaic system, and if you plan to work remotely from your new home you will be delighted by its high speed fibre optic broadband connection.

Surroundings

The area is the perfect place to escape the world’s stress without losing touch. The surroundings are green and perfectly Sicilian, with olive groves and citrus trees to compliment the sparkling water and the dramatic cliff face of Monte Catalfano. The great hill is home to a quietly stunning nature reserve, the perfect place to take a picnic on a spring or autumn day.

The coastline around here is rugged and fascinating, with something for everyone. Just a five minute walk will bring you to the sandy cove of Sarello. If you feel like stretching your legs a little further you can head north around the coast of Mongerbino, where you’ll pass numerous little bays and inlets, reached down steep coast paths or – even better – by boat. It’s an overlooked little treasure that gives little away to the likes of Sorrento or the Cinque Terre, but comes without any of the crowds. The nearest town is Aspra, a charming fishing community that seems to have stood unchanged for generations. There’s nothing quite like taking a stroll down to the fish market and bringing home the day’s freshest catch to grill up on your terrace. Absolute heaven.

Just a twenty minute drive will have you in the heart of Palermo. Sicily’s largest and most culturally complex city has changed beyond recognition over the past quarter of a century, with international money arriving in the form of business and tourism alike. You’ll be able to enjoy the continent’s most acoustically-perfect opera house, shop till you drop in the world-famous boutiques of via Libertá, or lose yourself in the sprawling street markets of the Vucciria, Ballarò, and Il Capo.

Two great examples of that recent investment are the 2022 purchase of the city’s passionately supported football club by the Abu Dhabi-based City Group and the 2023 inauguration of a stunning new marina. The old stereotypes of notoriety and tragedy have well and truly been left behind by a twenty first century Palermo that is booming in every sense.
If you need to travel internationally, the airport can be reached in forty minutes, with another great option outside the island’s second city, Catania, two hours away.

 

 

Potential

A few of the walls could use the touch of a decorator, and of course there are always questions of style, but essentially Villa Felice will be handed over in perfect working order.
