The Property

Villa Elisa is set a few metres back from the road, bounded by a rustic stone wall and smart hedge. A double gate leads from the main road into a short driveway with a separate garage, or a pedestrian entrance leads you straight to the front door.

The main building has 115m2 of living space. You enter into a large living space, a lounge and dining room flowing seamlessly through a broad archway into the kitchen. With four windows and two French doors on three sides of the room, as well as high ceilings and clean white-plastered walls, there is an abundance of light and fresh air to fill the room at all times of the day. Outside is a long covered terrace, shady and cool, perfect for the very hottest moments of the intense Sicilian summer.

On the ground floor are a pair of double bedrooms, each with garden views, and a bathroom with a smart red chequerboard floor and a shower. Upstairs are another pair of bedrooms, larger and with fixed storage units, and views which take in the neighbouring gardens, gleaming white houses and even a bit of the sea itself.

The peerless view of this, however, is from the huge 30m2 roof terrace, surely destined to be your base for innumerable happy afternoons and lively summer evenings. With a fabulous panorama to be enjoyed and more than enough space to install an awning to offer some shade, there is no better way to escape from the world than your own private solarium.

In an ample but manageable 400m2 plot, the detached Villa Elisa is surrounded by gardens on all sides. The small green lawn is well cared-for, and the quartet of imposing palm trees make a gorgeous frame to this verdant space. The thick hedge guarantees peace and privacy. There is a fixed barbecue for that all-important al fresco dining experience.

The villa has a private water supply and a storage tank, as well as an Imhoff septic tank for waste water. It is of course connected to the main civic electricity supply, though the kitchen is powered from portable gas tanks, which can be cheaply ordered from local suppliers who deliver them straight to the property and even perform the installation of the new ‘bombola’.

There is currently no heating system present, although it would be possible to add one if you were considering Villa Elisa for a full-time relocation to Sicily.  You can, however, rely on excellent mobile phone coverage and high download speeds. Surroundings

Not only does Villa Elisa not offer a view of the crystal clear sea of Reitani, but the water is only 150 metres from its front door. There is no sand here, but a flat reef framed by grassy banks offers easy access to the warm water. It is possible to swim here well into November.

Just a few hundred metres further on is a beautiful sandy stretch, where you will find a popular beach club providing sun loungers, food and drinks throughout the high season. This part of Sicily really comes to life in the spring and summer months. However, you will find that in the village of Reitani there are shops, small supermarkets and plenty of places to eat and drink which stay open all year round.

The charming fishing village of Marzamemi is just along the coast, while Pachino, with a population of about 20,000, is the nearest town, just 7km away. Here you’ll find a train station and all the major public services.

Nowhere is the natural beauty of the region more pristine and unspoilt than in the nature reserve of the Oasi Faunistica di Vendicari. So close to Reitani that it is reachable even on foot, this spectacular natural wetland is home to a wide variety of birds and plant life. At its heart is the beach of Calamosche, one of Sicily’s most beautiful sandy bays, chosen by the British Guardian newspaper as a top recommendation for the whole island.

The UNESCO World Heritage Site of the Late Baroque Towns of the Val de Noto is an area of outstanding cultural significance. Famed for their architecture, wines and dark chocolate, the likes of Noto, Modica, and Ragusa make for outstanding excursions. A little further up the coast is the legendary city of Siracusa, site of a huge Roman amphitheatre and the photogenic little island of Ortigia which has been immortalised in countless films, TV series and advertising campaigns.

Catania international airport is less than an hour away, with regular flights to every major European destination. A smaller airport at Comiso is about the same travel time.

Potential

The property is absolutely habitable without the need for any kind of restoration work. Everything is perfectly functional and well maintained. Nevertheless, it’s good to have a clear sense of what might be improved to make this an even more comfortable space. In the medium term, the primary investment that we would make would be in a refresh of the electrical system. We would also budget for a coat of paint, both inside and out, to give a real sparkle to your new investment.

The windows are currently not double-glazed, and there is no heating system in place. Whether or not this is any problem really depends on the use you have in mind for the villa. Even the locals will agree that there is no need for additional heating in Sicily between April and November, and hardy northern Europeans would be more than delighted with the temperatures they’d find in visits even outside that long warm window.
