The Holiday Homes

The Casette di Calzata sea-view holiday complex is composed of ten completely independent apartments, each with a superb sea view. Six of these are open-plan studio spaces, comfortable for two visitors to share. Another quartet are one bedroom apartments, which can accommodate four guests. All have private bathrooms with showers.

Each unit is fully furnished, with sofa beds, dining tables and fitted kitchenettes. They come with televisions, air conditioning, Satellite TV and patio furniture. The state of maintenance at the moment is good to excellent, with only routine cosmetic maintenance required.

The apartments are all air conditioned, and a recent addition is the infrastructure to relay a WiFi signal throughout the entire guest area, meaning your guests won’t want for comfort or connectivity.

Recent guest reviews have been very positive, with the complex currently registering a “fabulous” 8.8 score on booking.com.

 

The Estate

Beginning with the areas dedicated to guests, the swimming pool was redesigned in 2019 to take advantage of the sea-view position, and is now a stylish and photogenic centrepiece to the complex. An outbuilding offers changing facilities and toilets, and there is also a shower for the use of bathers. The beautiful filtered water will keep guests cool and active for up to eight months of the year.

There is a large barbecue terrace overlooking the pool which is currently offered for public use but is certainly big enough to host communal events. An open pavilion structure covers around 200m2 of this terrace – If it were glazed it would become suitable for business meetings or family celebrations even throughout the short winter months.

While the shared car park has ample space and is protected by a secure electronic gate, each apartment also has a private parking spot outside its front door, making check-in and check-out a hassle-free process. A CCTV system offers further peace of mind to you and your guests.

There is an office building that served as a reception, and a complex which was once a stable and is now used variously as a laundrette, a storage area for the agricultural and hospitality equipment and a fully-equipped workshop. The paddock is still present and could be adapted for all manner of sports and recreational uses.

The 4,700m2 of agricultural land is mostly gently-sloping olive groves, but there are also some pastures and fruit trees planted.

At the lower end of the estate is the skeleton of a 2000m2 greenhouse. With the natural advantages of the fertile local soil and incredible Mediterranean weather mean that the agricultural value of this, were it returned to its former glory, would be significant. A huge opportunity for the right buyer.

 

Surroundings

The Casette are set in beautiful countryside between the towns of Cefalù and Termini Imerese, at the eastern end of the province of Palermo. The nearest village is Campofelice di Roccella, where you will find supermarkets, restaurants and everything else you need for day-to-day life. The nearby SS113 highway connects you to Palermo, and its international airport (about an hour away by car), and Messina – the gateway to the Italian mainland.

The nearby hills of the Madonie Natural Park would make the Casette di Calzata a wonderful base camp for sports activities such as hiking, mountain biking, paragliding. There are even popular ski slopes operating in the winter! Don’t forget all the potential water sports on offer, with surfing, kite surfing and paddle boarding all perennial favourites in the area.

Of course, not everyone’s idea of the perfect holiday is quite so active! The nearby coastline offers a plethora of options, from rugged and isolated dunes to the comfortable beach clubs and promenade of fashionable Cefalù.

 

Potential

The entire sea-view holiday complex has been painstakingly restored to a very high level of maintenance over the last few years. The fields are picturesque and the olive grove is now extremely well tended by local staff who know the place like the backs of their hands and would be more than happy to remain in in their roles.

The hospitality business is fully up-to-date, with all the relevant permits and documentation in place. In 2021 the current owners were able to produce 700 litres of premium quality organic oil, which can retail around €20 a bottle in the right markets. With the trees returning to top condition after a period of relative neglect under a previous owner, our agricultural consultants tell us that it’s realistic to expect that quantity to swell to 2,000 to 2,500 litres per year in just a couple of years’ time. This will generate a significant revenue stream.

The size and variety of the property also opens up the possibility of converting it from vacation letting into long term leases. Even a communal living space, perhaps for retirees migrating south from the colder climes of northern Europe, is an increasingly popular model. These options would obviously guarantee a stable and less seasonally-affected return on your Sicilian investment.
