Property Description
Plot for development in Sicily
Even with all of the varied different styles, sizes and varieties of available homes for sale in Sicily, perhaps you still haven’t found exactly what you need. Why not take matters into your own hands by investing in this sea view plot for development near Lascari (given the name of ‘Sausa’ by the current owner) where you can build a house of 100sqm house, and a warehouse.
This real estate is located above the town of Lascari, in the province of Palermo on the north coast of Sicily – and will dazzle you with its endless sea views. At present, the plot for development is a well-kept olive grove with 140 olive trees (of which at least 70 are large, mature trees). The plot is terraced, taking full advantage of the excellent growing conditions. There are also three large carob trees, two apricot trees, a plum tree, an almond tree, a lemon tree, a pomegranate tree, two large fig trees and many typical Mediterranean plants such as cacti and maquis.
Location
Sitting 140m above sea level, the plot is reached by approximately 100m of unpaved access road from the provincial highway. The elevation is enough to offer a cool sea breeze in the long Sicilian summer.
Lascari is a small village almost on the coast of northern Sicily. To one side, wide sandy beaches stretch along the Tyrrhenian coast as far as the famous nearby beach resort of Cefalu, 15 km to the east. With its beautiful UNESCO World Heritage site old town, long golden beach and distinctive rocky outcrop, this is a beautiful nearby attraction (where some of our team have chosen to raise our own family), and will add significant value to the property if you develop it for tourism income. To the South rise the mountains of the Madonie Park, a paradise for lovers of nature and outdoor pursuits.
In the nearby market town you will of course find supermarkets, pharmacies, bakeries and everything else you need.
Potential
This attractive plot for development near Lascari offers room for a house with a good 100m2 of living space, as well as a similarly large storage space. Bear in mind that buildings officially designated as warehouses can often re-purposed as living space here, can also be built.
Developing property in Sicily can be an outstanding value option. Publicity is drawn in by renovation projects, like ‘1€ house’ promotions, but construction can be a great alternative. The attractive tax breaks for property development and the favourable business climate in Sicily’s booming tourist economy can really help costs down. And Sicily’s tourist market is growing at a record pace.
The olive groves produce a good yield, and high quality Sicilian olive oil can retail for up to 20€ a bottle in northern Europe.
Electricity connections and water for watering the plants reach up to the neighboring property, but a well can also be drilled, as the neighbors here also quickly found water sources.
We have decades of experience helping people build their own property on this beautiful island, and we would be very happy to offer our support and informed local recommendations for architects, lawyers and craftspeople. Many speak English, but of course, we can also provide mother-tongue translation into English, French, German or Russian.
