Build Your Dream Villa, Agriturismo or Holiday Village on this Vast 23 Acre Tranche of Sea-View Land in Sicily’s Madonie Park

 

Plot Luca is an enormous estate covering 95,000m2 of sea-view land in Sicily, formed of west-facing hillside meadows and with an independent water supply. Standing on the edge of the Madonie Natural Park, this is a great opportunity to invest in the Sicilian tourism sector or to build an incredible luxury villa in Sicily.

The vendor is a company who purchased the land a few years back to by a company to build a holiday village. The first stages of the request for planning permission were negotiated without obstacles, but when a key backer was not able to provide the promised funds the project came to a stop. The plans that were in place included an expansion of the property’s network of wells, which provide an invaluable source of water for the land.

The asking price is for the full 9.5 hectares, but recognising the difficulties that would be involves in managing an area the size of fourteen football fields for a single residential property, the the seller is also prepared to break the plot into three smaller pieces of land – each one about 32,000m2 in its own right.

The plot is found towards the lower end of the road that connects Collesano in the Madonie Park to the beaches of Lascari and Campofelice – in view at the sea’s edge to the north. This is a beautiful area of rich soil and dazzling colourful views, and the slope of the land, which drops gently away to the west, allows it to catch direct sunlight long into the beautiful Sicilian evenings. With the calm waters of the Tyrrhenian Sea four kilometres away to your right and the legendary Mediterranean sunsets playing out across the sky in front of you, you will never tire of the views.

Just ten minutes from the beach but with the space and seclusion that comes from a countryside location, Plot Luca offers the best of both worlds for lovers of the great outdoors.

 

The Property

The full estate is a trapezium of about 23 acres, with the short side following a curve of the state road and the broadest part defined by the start of a little patch of woodland in the south-west. The high point is 335m above sea level, and the lowest is 260m, the gradient approximately 1:6 or 17%.

The land is almost entirely clear, with only a few trees around the edges of the estate and grassy pasture throughout. It has been used to graze cattle so it is neat and there is no need for landscaping or any clearance work. You’ll find some longer grass and cacti around the perimeter.

Let’s take a look at the three smaller plots in turn:

The north-western plot is 31,707m2 in size, and reached by a narrow single-track lane which runs east from Campofelice. There are a few trees on the northern edge and along the SW boundary. It has the lowest point of the land on the property but still offers sea views. The cost for this part of the estate alone would be €60,000.

The southern plot measures 31,550m2, and is a rectangle about 220m by 120m, with the far corner lopped off. It is defined in the south by an access road along the boundary, past a couple of neighbouring houses. It has the steepest slope, at its the western edge. The asking price is €70,000.

The north-eastern plot is the largest of the parcels, at 32,111m2. It is also the highest part of the land, with the most gentle gradient and the best views. It’s directly on the main road, with a handful of trees in one corner but otherwise clear land. The owner is inviting offers of €80,000.

It would be possible to reach any of these lovely plots of sea-view land in Sicily without crossing any part of the others, so they are fully independent.

The land has several surface water collection wells, between five and seven metres in depth, and some restoration work will be required. This is estimated to require an investment of between €5-10,000, depending on how many different water sources you require. Surroundings

The main road to the estate is the SP128 road, known as Contrada Bosco. This is a well-maintained highway, with low traffic levels. Twenty minutes uphill is the village of Collesano, one of the more international villages in the Madonie. Indeed, several country properties further up this road have been bought by our clients in the past, attracted by the peace and quiet, the rich soil. So we can introduce you personally to your new neighbours! A community of around four thousand residents, Collesano is well known for its traditional majolica ceramics, and reached fame in the motor sport community as the home of the Targa Florio car rally. This was the first event of its kind ever held anywhere in the world and a museum in the village is is dedicated to its history. Another village further uphill is the charming Gratteri, a similar distance away.

The small towns of Campofelice di Roccaella and Lascari are each reachable in ten minutes. Both have older centres inland, with shops and services, and then a great stretch of beach which is lined with holiday homes. You can get to that in fifteen minutes or so. Alternatively, why not head an extra few minutes along the coast to spectacular Cefalù, where the golden sandy beach is overlooked by a dramatic rocky outcrop and the medieval old town whose Arab-Norman cathedral is a UNESCO World Heritage Site?

With the airport at Sicily’s vibrant capital city, Palermo, just 80 minutes away, it is not difficult to see why the current owners wanted to create a holiday destination in these green hills. If the necessary capital could be found, we think it would be the perfect use for the property.

 

Potential

Planning regulations for this kind of land mean that each of the three plots would support a home of about approximately 300m2 can be built. Take a look at our guide to building your own home in Sicily for a sense of what this journey would look like.

If you would like to do something more similar to the previous owner’s vision (agricultural tourism, holiday cottages, glamping facility, etc), you would be able to build very many different smaller structures on the estate.
