Property Description
Hilltop Development Plot with Plans for a Three-bedroom Villa near Castelbuono: Perfect to Build Your Own Home in Sicily!
Plot Giardina is an acre (4000m2) of land in the lower hills of the Madonie Natural Park. Currently undeveloped, it is a perfect scenic spot on which to build your own home in Sicily, and its designation as ‘class E’ agricultural land means that it will be possible to reach up to 165m2 of internal space, plus terraces and a swimming pool.
This lovely estate is just waiting to become the site of a luxurious, Tuscan-style villa with stunning hillside views, and here’s the best bit: the seller is an architect, who originally planned to develop the site himself. His plans have since changed, but before this happened he created some beautiful plans for a two-storey villa to be built near the top of the plot. While you would of course be free to start from scratch, the seller would be willing to include his plans in the sale.
Whether you dream of enjoying the generous tax breaks for pensioners moving here, and retiring in a warm climate, building a new life here in a year-round home with plenty of space for guests, or just somewhere to spend your summers in the sunshine with those you care about the most you can build the perfect property for you and your family.
The Property
The plot is completely raw hillside pasture, with some fabulous trees at irregular intervals. You’ll find oaks and ash, as well as the ubiquitous Sicilian olive. It slopes gently downhill towards the north and east, while at your back rise the peaks of the Madonie Natural Park.
Sitting 460m above sea level the property catches a beautiful fresh breeze in summer, but at a latitude that is only 50 miles further north than the tip of Africa, you certainly won’t be cold in winter. The rolling hillside gives lovely views, and at night the nearby towns of Pollina, San Mauro and Geraci light up like small constellations in the hilly middle-distance
The soil is rich underfoot and if you plan to grow crops of any kind here you will find the presence of the private water supply on the land absolutely invaluable – a well rises here, and could even provide water for home use if you install a filtration plant.
There are connections nearby for public water supplies, too, as well as for electricity. As these can be a major headache when trying to build your own home in Sicily, it’s a big plus point for the estate.
Surroundings
Plot Giardina sits on a hillside outside the medieval town of Castelbuono, in the natural park of the Madonie Hills. A green, sunny paradise for hikers, nature lovers and foodies, the Madonie overlook the Tyrrhenian Sea on the north coast of Sicily. Castelbuono is a small town of a little under ten thousand people, with all the amenities you could need for day-to-day life.
The UNESCO world heritage site and long golden beach of Cefalù lies twenty minutes up the road, and the rapidly-developing regional capital city, Palermo. This is where you’ll find an international airport that connects to all major European destinations, a thirty minute drive further along the coast.
From the international music festival in Castelbuono to the vibrant bustle of the seafront below, there is always something to do. To build your own home in Sicily is a big step, but this area combines an international outlook – thanks to its thriving tourism industry – with an historic traditional culture which is unmistakeably SIcilian.
