Property Description
Buy a House in Southern Sicily
Casa Zappulla is a small, well-restored and great value house in southern Sicily, in the province of Ragusa. A semi-detached, two bedroom house with a large 500m2 garden. In good condition and located in an area of unspoilt natural beauty just a short drive from beautiful sandy beaches, this would make an amazing escape from the stresses of modern life, whether for regular holidays, long sunny winters, or even a permanent relocation.
The House
Situated in farmland but not isolated, Casa Zappulla is separated from the road by a low drystone wall. There is off-road parking in the shade of a beautiful olive tree.
Stepping indoors, you enter an open-plan living room and kitchen, big enough to fit a sofa, dressers and a dining table. The master bedroom is here, as is a compact bathroom with a shower. A steep wooden staircase leads up from the living area to the converted loft, which is open on one side as a kind of mezzanine. This keeps the downstairs ceiling high, and the overall impression very light and airy. A wooden bannister is in place for safety. Upstairs is a guest bedroom under the pitched roof, whose timbers are fully exposed.
Outside and in, the impression is very rustic and traditional. The tiled floors, in the local style, and the woodwork give it plenty of character while the whitewashed walls keep it bright and clean.
Casa Zappulla is sold partly furnished – please feel free to contact us for more details.
Surroundings
The property is found in farmland near the small village of Zappulla in the province of Ragusa. 10 kilometres away is the stunning baroque town of Modica, built on a hilltop in the Hyblaean Mountains and famous for its Cathedral of San Giorgio and distinctive dark chocolate. Much of the famous TV hit Inspector Montalbano was filmed against this picturesque backdrop. Along with other towns in the Val de Noto area, it has been recognised as a World Heritage Site by UNESCO.
The village contains a couple of shops, a church and some small holiday cottages. Supermarkets, pharmacies and schools are all found in the community of Sacro Cuore, 6km up the road to Modica. On the other side lies Ragusa, the provincial capital.
Heading south, downhill towards the sea, the beaches of Pozzallo and Marina di Modica are twenty minutes by car. This stretch of coast, though beautiful, is not intensely touristy and remains a strong local identity.
The nearest airport, at Comiso, is only 30 kilometres away from this great value house in southern Sicily. A larger one at Catania is only a 90 minute drive.
