Just metres from the sea on Sicily’s north coast, Casa Sergio is a lovely little Sicilian beach apartment for sale, with two bedrooms, stylish communal spaces and a sunny little garden. On the outskirts of the small town of Casteldaccia, it is just twenty minutes from the heart of Palermo, but on the other side of the Capo Zafferano Peninsula it feels a world away from Sicily’s largest city.

Totally renovated as recently as 2022, Casa Sergio is a modern and comfortable home with . It is sold with the bathroom and kitchen fixtures as seen in our photos and virtual tour. The vendor is prepared to consider reasonable offers on the rest of the furniture too.

The apartment is on the ground floor of a building whose upper floors are also for sale by our agency, under the name of Casa Patti. This is a three bedroom property with a sea-view roof terrace, and, of course, if you were in a position to buy both apartments together you would be able to create a really expansive family villa, or maintain the two apartments and use one as a guest house.

 

 

The Property

Casa Sergio makes smart use of roughly 80m2 of indoor space, with a fluid living area and two well-sized bedrooms, plus a bathroom and utility room. Almost no space is wasted in corridors or passageways, with the entrance directly into the kitchen-living room. With this connecting to an ample outdoor area that includes a deep terrace running the length of the property, an lower terrace with space for an outdoor kitchen and an off-street parking spot, you’ll be able to share the home with a small family without feeling on top of one another.

The living area is open plan, with a kitchen at one end and a lounge at the other. Natural light and a comfortable parquet floor make it a welcoming environment, with French windows and a glazed patio door onto the terrace, and a window overlooking a small lemon orchard on the side wall. A replica fireplace generates smoke and a flame without needing to be refuelled.

The kitchen space is marked out by an island which offers plenty of cupboard space and a huge worktop. The oven, gas hob, extractor fan and fridge-freezer are all neatly contained within units finished in a calming deep red.

Off a small corridor, the master bedroom is very spacious with a window that faces south-east. The guest bedroom has a window to the opposite side of the house, which is currently somewhat blocked by a huge wardrobe. Once that is moved it will immediately become brighter and seem even bigger. As you can see in our virtual tour, it also makes a good home office with a sofa bed if you don’t always need the extra sleeping capacity.

The bathroom is really fabulous, user-friendly and beautifully designed. We love the mosaic tiles on the walk-in shower and the relaxing curves of the countertop washbasin.

Outside, the terrace is shaded by a retractable awning, and has a great smell coming from that little lemon grove. The outdoor kitchen has a fixed worktop and sink already in place.

The windows are all double-glazed in PVC with external blackout shutters and the house also stays more energy efficient than the typical Sicilian construction thanks to its thermal insulation. Air conditioners in all rooms can cool the place in summer and a heat it in the winter. An energy saving electric boiler provides hot water, and the house is connected to the municipal sewer and water supply, with a backup tank at the rear holding 2,000 litres.

It is protected by an automatic gate, outdoor lighting and a perimeter alarm. All of the documentation and plans filed with the local authorities are in perfect order.

 

Surroundings

Casa Sergio is on a quiet street, away from the noise of the main road. With the town of Casteldaccia twenty minutes away on foot, you have bars, restaurants and supermarkets to hand whenever you need to stock up or treat yourself. Once home to the Sicilian aristocracy, you can still spot the old money and power in the coastal watchtowers, medieval castle in the town centre, and the famous old wine cellars.

The Duca di Salaparuta winery is only metres from Casa Sergio. Founded in 1843, by the nobleman Eduardo Alliata as the Corvo wine cellar, this remarkable structure is now home to over 110 barrels and about 1800 barriques of all sizes. You can take guided tours, and your visitors will love the fact that your home is walking distance away – no designated driver needed!

The district is also where you’ll find some of the area’s best beach clubs, but even better you’ll find a gate that leads to the sea right at the end of your road. Warm, calm water is guaranteed thanks to some sea defences which keep the depth shallow and the waves away.

A railway line runs directly past the back of the property, but trains are fairly infrequent. You’ll be aware of the noise but only for a few seconds as they pass by. The advantage of this proximity is that the station is just 15 minutes away, meaning that you can get from your front door to the centre of Palermo in barely more than half an hour. Along the way you’ll pass Capo Zafferano and the nature reserve of Monte Catalfano.

In the other direction are the market town of Termini Imerese, the iconic seafront of Cefalù and the green Madonie Park.

 

 

Potential

We think the asking price is very fair for a Sicilian beach apartment for sale in such a popular area, especially one so close to the sea and in such good condition. You won’t need to do any work on the property, unless you would like to finish the outdoor kitchen on the lower terrace.

If you are able to buy this property with Casa Patti (the two are owned by siblings) but you don’t plan to combine them somehow, you would have a great guest apartment which could be rented out for a steady income when you don’t have friends to host.
