The House

On the ground floor there is a studio apartment with bathroom, and the same is true of the first floor. The second and third floors are a larger split-level apartment with a terrace on the top floor. The apartments sleep two to four guests, using a combination of regular and sofa beds. The larger apartment has a bedroom and a living room, as well as the terrace. Each unit contains a separate bathroom with a shower, and comes with a fully-fitted kitchenette, including an oven and a refrigerator.

The terrace is large enough to comfortably accommodate a dining table, and gives you a partial view of the nearby sea. You’re certainly close enough to breathe that salty air that lets you know immediately you’re within reach of the sea.

The furnishing is simple throughout – you may recognise the distinctive footprint of your favourite Swedish homeware store – and could certainly be improved upon if your intention is to create a more luxurious environment, whether it be for yourself or for guests.  However, everything is functional, modern and in good condition. This includes televisions, dining tables and chairs, cupboards and colourful, pleasant bathrooms.

Surroundings

San Nicola l’Arena is a small seaside community of a little under a thousand inhabitants. A district of the nearby town of Trabia, it is situated on the north coast of Sicily, midway between the island’s vibrant capital city of Palermo and the picture-postcard beach town of Cefalù, roughly in the centre of the long Tyrrhenian coastline.

Visitors to San Nicola will immediately be struck by the charming marina, just a couple of blocks away from Casa Nino, which is a popular mooring point for residents of the surrounding area. Although beautiful, this area still retains a very traditional character and feels like something of a hidden gem. You won’t find 200-foot Super Yachts here, but a less ostentatious mix of small-scale fishing vessels and, for the most part, pleasure craft. 

If you plan to bring your own boat the mooring fees are very reasonable, and an enticing contribution to the region’s tourist trade is the ready possibility of renting small dinghies by the day for private use, even without a sailing licence. You’ll certainly want to get a good look at this idyllic stretch of coastline, with sandy beaches turning swiftly into the green foothills of the Pizzo Cane nature reserve and the Madonie natural park. 

This part of the world is a paradise for nature lovers, with surprisingly green slopes leading to snow-capped mountains. Fans of outdoor sports will go crazy for the opportunities to hike, trek, windsurf, kitesurf, paddle board, SCUBA dive, paraglide and even ski (during the admittedly short winter months) to be found nearby.

Of course, gastronomes and foodies will also be in heaven here, with the legendary Sicilian culinary tradition the envy of all Italy. Whether you’re after fine dining or moreish street food, you’ll find something to tickle your taste buds. The nearby town of Casteldaccia (ten minutes away in the car) has one of our very favourite dining spots in Sicily, the panoramic sea-view terrace at La Rotonda di Casteldaccia.

Potential

The real appeal of this property is how little there is to do in the short term. With a superb 9.7 rating on Booking.com, you will find a loyal clientele already in place who are anxious to return after two summers of travel restrictions. In the years before the pandemic, the owners report a turnover of €15-20,000 per year from rental income. That means that you’re not just buying a home, but a business.

Of course, if you wanted to put some work in, it would be possible to convert all or part of Casa Nino into a private residence.
