Casetta nell’Oliveto is a small Sicilian cottage with sea views and land in the middle of an olive grove (about four dozen hundred-year-old olive trees). It sits in almost 5,000m2 of rolling land between the market town of Termini Imerese and the picturesque hilltop village of Caccamo in the north of Sicily, in the province of the island’s thriving capital, Palermo.
From the moment you arrive at this property you will have a sense of some of the best Sicily has to offer: mountains, trees, sea views and exotic Mediterranean vegetation. The house needs deep restoration work, but it will be well worth it!
The House
The small Sicilian cottage, with sea views and land outside, has a living area of 28m2 and consists of an open plan living space and a bathroom. A little storage cupboard is just outside the front door. It’s been used as a summer escape by the previous owner, and so is already connected to the main water and electricity supplies.
The plot is fully fenced and has an access road, although the last few hundred metres of this are as-yet unpaved. We personally think this gives it a rustic charm, but could certainly put you in touch with an affordable and reliable local contractor if a smooth arrival is a priority!
Outdoors, the huge property contains about 40 olive trees, with plenty of space to plant more if you like the idea of trying your hand at oil production. On that note, they will need some pruning in the near future to maximise the yield, but even without adding more trees you can count on a good 200 litres of quality olive oil per year. You’ll also find fig trees, pines and mulberries here.

2.5km outside Termini Imerese, Casa nell’Oliveto enjoys wonderful views of the sea and the quiet, untouched countryside. The neighbours are mostly small farmhouses and similar weekend homes – the Sicilians love to get away from the humid towns and cities, especially in summer, and a few hundred metres of elevation brings a beautiful fresh breeze. This property sits at 160m above sea level.
Termini Imerese is conveniently located on the main road from Palermo (your most likely arrival point with its international airport) to Messina (the gateway to the Italian mainland). Nearby, the beautiful Norman seaside town of Cefalù is a perennial favourite of tourists, and the Madonie Natural Park offers stunning hikes and trekking. The nearest sandy beach is a 10 minute drive. And of course, in Sicily you’ll never be stuck for a good meal in even the smallest village!
