The Property

Surroundings
Alcamo is an historic town of about 30,000 inhabitants, with many more living in the surrounding district. It grew up around the vast Castle of the Counts of Modici, which still stands as a dramatic landmark in remarkably good condition now, opposite the large open piazza on which regular markets are held. It stands in the lea of the large Monte Bonifato hill, from which the views stretch for many miles in all directions.
The municipality continues north across five kilometres of open countryside to the beach town of Alcamo Marina, where you will find a really magnificent stretch of ten uninterrupted kilometres of deep sandy beach. Sheltered from the open sea by the deep bay of the Gulf of Castellammare, the shallow water here is perfect for bathing as late into the year as November.
Casa Maurizio is located within the square kilometre of mostly straight, narrow streets that makes up the old town, about halfway from the centre to the periphery in the south-west corner. Importantly, the street on which it stands is actually double the width of most of the surrounding roads, which means there is space for on-street parking and comfortable driving. Many of the roads in town are much tighter to drive down and park in with a modern-size car!
Not that you will always need the car to leave the two-bedroom townhouse. In Alcamo you can easily get around on foot, walking to a wide variety of shops, including several supermarkets, within five or ten minutes. The neighbourhood around the town’s main church and square, and the castle, is home to Alcamo’s best bars and restaurants, and this too is just ten minutes from your front door.
Looking further afield, the picturesque town of Castellammare del Golfo is twenty minutes away, the stunning Greco-Roman amphitheatre and Doric temple of Segesta even closer. You can find hot natural springs nearby, and the unspoilt natural paradise of the Zingaro nature reserve to the north.
Sicily’s vibrant capital city, Palermo, is an hour to the east and the characterful port city of Trapani 45 minutes to the west. Each of these has an international airport that you can reach in under 40 minutes, meaning that you can enjoy the sunshine while never more than a few hours away from the heart of Europe.
Potential
While everything that is already present in Casa Maurizio is in perfect condition, there are a few investments which you will need to consider to unlock its full potential.
While the kitchen has the pipes in place for a gas connection, the property is not currently connected to a methane supply. If you choose to do so, a gas boiler could be fitted to cheaply and efficiently heat water. Otherwise electric alternatives are available, or you could invest in a solar powered heater to keep your bills low.
There is no temperature control in the building, at present. While you might be tempted to install radiators, a cheaper and greener solution would be to purchase and fit heat pumps (one for each floor that you’re using), which would generate warmth in winter and cool the place in summer.
We can see the advantage of the way the first floor has been divided, to create a spare room for guests. Perhaps thanks to our northern-European roots, our team are big fans of open-plan interior design and would think about removing the partition and putting a sofa bed at one end of a larger living room with natural light throughout.
The ground floor could be converted into a small studio apartment that would work as an airbnb, or maybe a longer-term base for a seasonal worker. You would need to add a shower, but one option would be to convert the small WC into a wet room. Alternatively, the little box room space at the back would offer ample space, but this could equally be be a kitchen or useful storage.
