Property Description
Beach House on the Sicilian Coast
Less than a hundred metres from the wide sandy beach of Campofelice in the north of Sicily, Casa Lia is the immaculately-maintained, ready-to-use beach house on the Sicilian coast you’ve always dreamed of.
Located in a private community with the sea at the end of the street, Casa Lia is a charming two bedroom bungalow with a pristine garden and lawn – a real rarity in this climate. It is being sold fully-furnished and ready for immediate occupancy, making it a perfect option for someone who wants to buy a property in Sicily in the simplest possible way.
Furnishing
The first thing that hits you as you arrive at Casa Lia down the small community’s private access road is how carefully everything has been maintained. The road itself, common park area (also grassy) with volleyball court, the walls, plants and lawns wouldn’t look out of place in a Hollywood ‘picket fence’ show. Simple but timeless, the stone and dark wood construction of the houses feels Sicilian but also strikingly clean and modern.
A short, crazy-paved driveway with space for off-road parking takes you through the front garden and up to the house’s porch and front door. Wooden screens and lush vegetation offer ample privacy as you enter the house.
Built on a generous footprint of 75m2, Lia features two spacious bedrooms, an open plan kitchen/living room, a bathroom with shower and a storage room. Outside, to the rear, a large covered terrace is fitted with an outdoor kitchen, overlooking the garden. The total size of the plot is 350m2, giving you plenty of space to let the kids run about… or just sunbathe!
The furniture, all included, is mostly wooden and built to last in a traditional style.
Surroundings
Campofelice itself is a nice little village, atop a hill with sea views. Less than a kilometre away as the crow flies, it has all the shops and amenities needed for daily life. Between it and the coast is a strip of nice, more modern developments, and this is where you will find Casa Lia, within earshot of the waves. When we call this a beach house on the Sicilian Coast, we’re not kidding – you could hardly get closer!
The beach itself is wide and sandy, with plenty of space in the summer and beautiful sunsets all year round. This fashionable corner of the island has long been the summer home-away-from-home for scores of Sicilians who escape to the coast from the nearby city of Palermo and the island’s interior. However, with many people choosing to work remotely or retire to the coast, increasing numbers of live here all year round.
The nearest towns are Termini Imerese to the west and the famous seaside resort of Cefalù to the east. You can walk to a railway station on a line that connects the two, and continues to Palermo and the airport. The nearest motorway junction is just 4 km away. Inland lie the beautiful unspoilt hills of the Madonie Natural Park.
Potential
Despite a list price of under 170,000€, this house is sold turnkey, furnished…in short – ready to move into tomorrow! With two air conditioning units, wooden windows, heat-insulating glazing and a cosy fireplace, it can be a year-round home with no problems.
You really won’t need to budget anything for work on the property, but you should account for community utility fees of 540€ per year, which includes street lighting, cleaning and drinking water. There is an additional waste disposal fee (not uncommon in Sicily) of 200€.
If you like Casa Lia, why not take a look at Casa Mimma, just a couple of hundred metres up the road. The pair would make a wonderful joint purchase for a couple of friendly families who like to holiday together. What could be better than a beach house on the Sicilian coast? A beach house on the Sicilian coast – with friends around the corner!
