Casa Laurietta is a one bedroom apartment in the fishing village of Porticello, in the municipality of Santa Flavia on the north coast of Sicily. It comprises two storeys, a roof terrace and uninterrupted views over the harbour and Mediterranean sea. This would make a perfect spot to spend happy summers and mild Sicilian winters alike.
The Apartment
You enter the flat from the rear of the building, in a quiet alley where parking will never be a problem. Climbing up to the well-maintained staircase to second floor, you enter the property and find a bedroom, living room with a balcony, and bathroom. The kitchen is upstairs, where there is also a second toilet and plenty of storage space.
The crowing glory of Casa Laurietta, however, is outside. A beautiful terrace overlooking the harbour and the sea. It easily measures 20m² and the panoramic view is comfortably 200°.
The total indoor space is about 80m2, with a little lost to the staircase. But this doesn’t include that fantastic terrace!
Casa Laurietta is currently quite run-down, and will undoubtedly need some work. However, it’s structurally sound, and an apartment with sea-view terrace in Sicily is a great investment. We can only apologise that we haven’t yet been able to get photos with less clutter present, but the property will certainly be handed over completely empty.
Surroundings
The house is situated in front of the harbour of Porticello, one of the most active fishing centres of all Sicily. You’ll never want for fresh fish, or for society, with the nearby market and the steady flow of people enjoying the Dolce Vita in the piazza and nearby streets, playing cards, drinking coffee or simply passing time with friends who have met daily on the same bench for their entire lives. This flat is perfect for lovers of the real Sicily and the sea.
Venturing further afield, the station in Santa Flavia will have you in the centre of Palermo in under 20 minutes. Palermo, Sicily’s capital city, is a booming city which has put behind it the 20th Century battles with crime and is now attracting international investment in developing sectors like information technology. A fascinating mix of the historical and modern, the east and the west, Palermo is also legendary for its street food and arts scene.
With the motorway heading east to Messina, west to beautiful Trapani and south to the Greek temples at Agrigento, most of Sicily is within a couple of hours drive. Palermo’s airport connects to all major European hubs on a regular basis.
Potential
Casa Laurietta needs renovation, but has good bones and was built to last. Depending on your plans, we estimate costs for the work needed at between €40,000 and €50,000. Don’t forget that subsidies for home improvement work that raises the energy efficiency class of a home qualifies for subsidies of over 100% under the ‘EcoBonus 110’ scheme launched in 2020.
