Casa Filly is a two storey beach house in Sicily’s Campofelice region, between the capital Palermo and the picture postcard destination of Cefalu. Situated just fifty metres from the sandy beach of Piana Calzata, in the municipality of Campofelice – you won’t even need to put shoes on to hit the clear Mediterranean water! This classic Sicilian summer house is located on a private, gated road, shared with four other properties.

Furnishing

The plot belonging to the house is 250m2, of which the building’s footprint covers 46m2 – giving over 90m2 of inhabitable space between the two levels. On the slightly-elevated ground floor you will find a living room, a kitchen and a bathroom and a staircase leads down to a basement level. This space, beautifully cool in summer, contains a pair of bedrooms and another bathroom.

Water comes from a private well; electricity is of course already connected.

Surroundings

The house was built in 1991, in an area which grew up as a summer destination. Many Italians living in the north, or Sicily’s biggest cities like to escape to a family beach house in Sicily or the country’s other southern coastal regions. However, more and more people are now living there all year round, because it is quiet here and there are also shops and restaurants nearby. Should you choose to do the same and become a resident, the region offers ex-pats several very favourable tax breaks and schemes.

Of course, the crowing glory of this property is having the wide sandy beach just a pebble’s throw from your front door. The summer bathing season is wonderfully long – the turquoise Tyrrhenian sea is pleasant from April right into November. Of course, even in winter it’s a beautiful spot to take a walk – your family dog will love you forever!

The towns of Campofelice and Lascari are close at hand, with all the shops, restaurants and amenities you could need. The world heritage site of Cefalu is 7 km away and Palermo is only 40 km up the road. Sicily’s biggest and best-connected city has an international airport which will deliver you to and from all of Europe’s major cities in a couple of hours. Inland, the Madonie Natural Park is home to hundreds of rare species of plants and wildlife. Its Mountains stretch up to 2000m above sea level and offer a year-round invitation to hike, climb – even ski!

Potential

Despite being simply furnished there is such demand for a beach house in Sicily that the current owners are able to let it throughout the summer. Over three to four months it brings in around €6,000 and if you would like to generate revenue like this we would be happy to help you manage this in your absence.

You will need to do some minor renovations here and there, there is a good possible deal to be had here: The seller is a contractor who built this property themselves 1991, and some renovation by him could be included in the deal. You would know that the work was done by someone who understands the house and who wants it to stand the test of time.
