Property Description
Real Estate in Santa Flavia
‘Fisherman’s House’ is a sea view apartment near Palermo – specifically in Porticello, a coastal village in the district of Santa Flavia on Sicily’s north coast. Filled with character and in a charming yet convenient location, it is a well kept two bedroom apartment with beautiful sea views from a pair of spacious, sun-catching terraces.
The Apartment
The main entrance to Casa del Pescatore is at street level, from which a staircase takes you up to the first floor where you can enter the apartment. A hallway-like lobby enjoys natural light from French doors which open onto a street-side balcony. This floor also contains two bedrooms on the garden side, and a small bathroom with a shower, whose window faces the street.
Heading upstairs to the second floor, you will find an ample kitchen-cum-living room is located. The walls and ceilings have been freshly renovated and the house’s original wooden doors give a nice rustic touch in keeping with the building’s history. This room opens onto a large terrace which would be more than enough outdoor space in and of itself. However, it is put (metaphorically – but not literally) in the shade by the really fantastic roof terrace, which is reached via an external staircase. This offers an unbeatable 360° panorama of Porticello, the Gulf of Palermo and the surrounding hills. A really superb spot for sunny days and peaceful evenings.
The apartment has recently been renovated in a simple but very presentable fashion, and all the relevant connections are in place in the kitchen. The wiring could do with being renewed, and we estimate the cost at around €4,000 for the whole house. There is not yet any central heating, although it could be fitted if you plan to use the Casa del Pescatore as a year-round property.
Surroundings
Porticello is the marina of Santa Flavia, a very typical and unspoilt Sicilian town with shops of all kinds, pharmacies, medical services and everything you would need on a daily basis. A supermarket is only 300m away. A train station takes you to the very centre of Sicily’s bustling (and rapidly developing) metropolitan capital Palermo in under twenty minutes, and the drive is about the same, depending on traffic.
As a bonus, many groceries (especially fruit, vegetables, bread, eggs and freshly-caught fish) can be bought without even leaving your home. Mobile shops bring carts and open vans through the village on a daily basis – think of the system as Amazon, only before it was cool!
Of course, if you’re thinking of buying a sea view apartment in Palermo, you’ll want to know about the sea! Besides the amazing views from your new home, the nearest beach is only 600m up the road. This stretch of coast is filled with hidden coves and bays that are the equal of the more popular tourist beaches at Mondello and Cefalù, but with half the crowds.
The small peninsula where Santa Flavia sits is home to the beautiful natural park of Monte Catalfano and the significant archaeological site of Solunto. From here you can be anywhere in Sicily within a few hours, and the international airport of Palermo is a short drive.
Potential
The great thing about this flat is that it is in good structural condition and the interiors have has recently been restored. The exterior could do with a coat of paint, but this kind of home improvement is not an expensive undertaking here. With the sea view, local restaurants and proximity to Palermo it would make a very attractive proposition as a holiday home. if you don’t plan to relocate here full time. We would be happy to advise you on the best way to manage this in your absence.
The asking price is €75,000, which we think is a fine price for a sea view apartment near Palermo. The even better news is that we believe the seller has a little flexibility on this! With multilingual support right through the process, and our special knowledge of the Sicilian market we can assure you that we will do everything possible to help you negotiate the best price possible.
