Property Description

Affordable Holiday Home in Bagheria, Convenient for Palermo and the Beach. Fully Furnished – Smart Choice for an Investment Property in Sicily.

Just outside the heart of Bagheria, this one-bedroom first floor apartment is modern, bright and roomy. Recently renovated, it is presented in fantastic condition in a small condominium of three apartments.

With an east-facing balcony overlooking the broad, tree-lined street outside, it gets direct sunlight throughout the morning and, while practically located for access to Bagheria’s shops and services, and the nearby city of Palermo, the first impression is one of calm and relaxation. This is a place where you can feel immersed in the tradition and excitement of Sicilian life, without sacrificing comfort or convenience.

Talking of convenience, the vendor is selling the property exactly as seen, turnkey, including all fixtures, furniture and the air conditioning. This is an unbelievable deal, as it not only saves you the expense of redecoration and transporting your furniture, but also the time of moving in and making the place feel like home.

It would make a good investment property in Sicily’s tourist market, but could also make a home for a single person or couple who want a town centre property with good transport links in an active Mediterranean community.

The Property

From the communal staircase, you enter Casa Butera into a little hallway, with space to store coats and shoes. Around the corner the apartment opens up directly into a spacious and bright open plan kitchen-living room, with French windows on the street side opening onto a long balcony. This floods the space with natural light, especially in the morning when the sun comes directly into the cosy lounge area at the front of the flat.

To the rear is the kitchen, fitted with everything you need. The modern oven is topped with four gas hobs and an extractor fan. There is ample storage space in pine effect cupboards and drawers, and a new worktop. A wide white dresser offers more storage, and a jumbo sized fridge freezer will make sure that packing away the weekly food shop is never a game of Tetris.

The lounge is furnished with a pair of comfortable sofas and a wall-mounted TV, while the dining area has a table and chairs. A modern air conditioning unit provides both heating in the short Sicilian winters and cooling in summer. The floors are in a modern, easy-clean tile.

In the bedroom, a wrought iron double bed stands in front of French windows which open onto the same balcony as the living room. Each set is also fitted with external doors and blackout shutters in PVC. A large huge triple wardrobe stands along one wall, and there is another air conditioner here.

The bathroom is modern and well-sized. It’s internal, but fitted with an efficient extractor fan. The fittings are in white ceramic, and a box shower stands next to the electric boiler.

Surroundings

Corso Butera, the street from which the flat takes its name, is one of the main arteries of Bagheria, right at the heart of the old town. It actually runs all the way from the quaint little fishing village of Aspra, on the west coast of the peninsula, right through the city until it reaches the magnificent baroque Palazzo Butera. It’s the perfect district in which to enjoy the town’s vibrant atmosphere.

Many of the most popular bars and restaurants are just on your doorstep. Bitta is a pub with a terrace on one of the most charming piazzas in town, in front of a magnificent old building which was once home to a noble family but later passes into the hands of an order of nuns. Il Verdone is a stylish little bar serving great cocktails and light bites. We could go on – Bagheria is a very sociable town, and so many of its squares and avenue come to life in the evening.

Because you are a little way outside the oldest part of the town, you will find parking easier, and life a bit quieter. The train station is just a seven minute walk away, making this a perfect spot for an affordable second home or investment property in Sicily.

These streets were actually the setting for Giuseppe Tornatore’s Golden Globe-nominated film Baarìa, which traces the growth and social change in the city throughout the twentieth century. It’s fair to say that Bagheria had some dark chapters during this troubled time for Sicily, but, much like Palermo, it has emerged into a the new millennium with a revitalised public infrastructure and a strong anti-mafia movement (of which this agency is a proud member). Against this backdrop, Tornatore’s film is a must-watch for lovers of the region and its history.

We’ve written our own complete guide to life and the property market in Bagheria, along with the smaller villages and towns that surround it on this beautiful promontory, if you want to get a better feel for the area and the other options you might find in our curated property listings.

Bagheria is well served with everything you need for daily life – schools, cinemas, a hospital and shops of all sizes. If you need something more, then trains, buses and the E90 motorway will all take you into the booming city of Palermo in around twenty minutes. Alternatively, pack your swimsuit and head east along the coast to the beautiful beach of Cefalù. With Agrigento, Trapani, Marsala and even Catania on the island’s east coast reachable in around two hours, this is a fantastic base for exploring the whole of Sicily.

Potential

There isn’t any need to spend money on Casa Butera, it’s in good condition and comes with everything you need to live there comfortably. If you are planning to make Casa Butera your new home, talk to us about how our Welcome to Sicily after-sale package can make everything as simple as possible, from registering your residence at the town hall to getting the water and electricity turned on.

Alternatively, maybe you’re buying to have a holiday flat, or a base in the area for business or visiting family. If you’re not staying here all year, this is a property which can work for you: the previous owners listed it on vacation lettings websites with some success – visitors particularly liked it for longer visits outside the high season, when it might otherwise be empty.

We can even help you manage your investment. Property in Sicily’s sister company, Solemar Sicilia, previously oversaw everything from marketing and managing reservations to check-ins and cleaning, and we would be more than happy to continue this arrangement if it would be a helpful way for you to see a return on your investment in Sicily. This existing professional relationship also serves as an additional guarantee of the quality of the apartment and its excellent state of maintenance.
