Property Description
Modern Apartment with Sea View Terrace
Appartamento Ida is a beautiful two-bedroom flat with a wide wrap-around balcony which offers a magical maritime view with a special twist. Constructed in 2011, it has never actually been lived in but is sold in pristine condition, ready for a swift and easy move.
Standing just outside Messina on the northern tip of Sicily’s east coast, its unique panorama takes in both the Strait of Messina and Italy’s mainland across the water. Calabria, the toe of the boot that supposedly kicks Sicily into the Mediterranean, is so close you’d almost believe you could swim across the narrow channel; its green hills rolling gently away in the day and the city of Reggio Calabria picked out in twinkling lights at night.
Ida offers 100m2 of bright, airy indoor space consisting of an ample living room, a kitchen, two bedrooms, two bathrooms and over 20m2 of sea view terrace. Housed in a stylish residential complex with plenty of outdoor parking, it also benefits from a private double garage which itself measures 30m2.
With a railway station just metres from your front door and the main road within easy reach this is a conveniently located property which has been finished to an extremely high standard. If this corner of the island takes your fancy and you aren’t looking to get drawn into a complicated renovation project, you’ll certainly want to take a closer look…
The Property
On the fourth (and penultimate) floor of its modern ‘palazzo’ complex, Ida is divided into a semi-open living area and what the Italians would refer to as a ‘night zone’ that can comfortably sleep four. The broad and pristine shared landing, reached by an elevator, opens through the apartment’s front door into a long living room with twin French windows directly in front of the entrance. The balcony beyond extends both the available space and the view, with a south-easterly aspect that floods the space with the warm morning sun.
Behind you and to your left a wide archway leads to the kitchen, which has already been finished with a tiled backsplash. The floors throughout this part of the home are practically finished with a high-quality ceramic tile. As you move into the corridor which takes you to the bed- and bathrooms this changes to a diagonally laid, walnut parquet. The kitchen has a north-east facing window and balcony access.
Moving into the corridor, the first bedroom you come to is the larger of the two, around 25m2, with another window perfectly angled to catch the morning sunshine. Opposite this, a bathroom with tub is tiled in a colourful mix of blue and white which reminds you how close you are to the sea. A decadent little touch is the hydromassage jets in this tub, which let you create your own mini jacuzzi!
The guest bedroom faces north-east, another superb sea view, along the coast towards Messina. A second bathroom is finished in brown and ochre mosaic tiles, with a beautiful large walk-in shower.
The standout feature of the apartment is the spacious balcony terrace, with room for all the patio furniture you would need to enjoy a sunny breakfast or a dinner accompanied by the soft soundtrack of the nearby waves.
The flat is efficiently insulated with double-glazed windows and sturdy wooden frames, benefits from a modern gas boiler with hot water supply, and heated throughout by radiators in all rooms. The condominium’s security features include electric gates and a video intercom system, while its staircases and common spaces make a great first impression, with full-length windows making the most of the location’s uninterrupted sea views.
In impeccable condition, Ida is obviously ready to become a second home or an attractive rental property for holidaymakers (any apartment with sea view terrace in this area has the potential to become an investment goldmine) but lacks nothing to support year-round living if you decide to move your life to Sicily on a permanent basis.
Surroundings
The little town of Mili Marina is in green belt land, flanked by hills, fields and coastline. All the shops your need on a day-to-day basis are within walking distance, as are restaurants, schools and medical facilities.
The property is two minutes from the A18 motorway, although the angle of the house and sturdy glazing keeps the noise out. The train to downtown Messina takes just 14 minutes, which given your proximity to the station makes the entire journey all of 15 minutes! And don’t worry, we’re certainly not talking about a chaotic termius thronged with commuters, but a quiet stop on a suburban line, where trains stop once or twice an hour.
Travelling by rail you can reach the tourist paradise of Taormina in an hour, or Sicily’s second largest city, Catania, in less than two. The driving times to these are 45 and 70 minutes respectively.
Messina is a characterful harbour city with a population of 230,000. With all the shopping centres, leisure facilities and infrastructure you would expect from a settlement of this size, it also serves as the gateway to the Italian mainland, with the short ferry crossing in more or less continuous operation. Local attractions of note include a superb Norman cathedral and a Belle Époque city centre, largely rebuilt after an earthquake at the turn of the previous century.
The spectacular and ecologically stunning Aeolian Islands are just around the tip of the headland, one of the world’s most volcanic archipelagos and picturesque boat trips. To the south lie the fertile slopes of Mount Etna, offering superb organically farmed crops and some of Southern Europe’s most popular wines.
Potential
A change in personal circumstances has made Appartamento Ida’s owners motivated for a quick sale, so we believe there is great value to be found in making a mutually-beneficial offer.
As you can imagine from its history of recent construction and lack of inhabitation, Ida doesn’t need anything doing to create a comfortable and modern living space. Other than furnishings and the purchase process, the only expense to consider would be a €50 monthly condominium fee, although this guarantees you the upkeep and cleaning of the entire complex.
For the quickest and most convenient transition possible, our Welcome to Sicily after-sales package includes help with everything from getting your utilities connected and your registration with the local municipality to recommendations for expat-friendly banking and financial advice. We’ll even get you the new SIM card for your phone!
