Twin three-bedroom apartments for sale in Bagheria, on opposite sides of the top floor in a modern four-storey condominium with an elevator, Appartamento Martina and Appartamento Silvia are mirror images of each other.
Martina has a view to the west, away from the town of Bagheria and towards the Gulf of Palermo. The sea and the rocky coastline of the ‘Golden Valley’ that surrounds the great city are both clearly visible from the deep 15m2 balcony, giving a perfect view of the sunsets over the bay.
Silva, on the other hand, faces east, towards the city. The eastern aspect makes the balcony a lovely spot to each breakfast in the morning sunshine. It is also slightly more modern, with air conditioning and newer tiles. Both have a sea view from the smaller balcony on the northern side, off the master bedroom.
As a final proposition, the seller is also offering a loft storeroom, directly above the apartments, with its own bathroom, and invites offers in the region of €30,000. These properties would make great year-round homes if you’re planning to relocate to Sicily on a permanent basis, or spacious holiday homes for the whole family. They are in good condition, with no renovation work needed.
The Property
The layout is identical in both properties, which measure around 100m2 apiece. Entry is directly into a large open-plan living room-diner, with over 25m2 of floor space and ample natural light from the balcony-side windows, each of which offer direct access outside. Off these, on the south side, are the kitchens, which are both fully tiled, almost to ceiling height. In each case the buyer will need to refit them.
At the north end of the property are the bedrooms, of which each apartment has three. The master bedrooms are about 15m2 with private sea-view balconies. The second bedrooms are also doubles, with about 12m2 of floor space apiece and north-facing windows. The smallest is a 9m2 box room which remains bright thanks to its balcony access and would make a good study, if you plan to work from home. Both apartments have two bathrooms, one with a tub and one with a shower.
Each has modern floor tiles and smoothly plastered internal walls in a neutral white. Both properties are in very good condition, well maintained and with a clean bill of health, structurally speaking. They are fitted with new, double-glazed windows in PVC with aluminium blackout shutters.

– Appartamento Martina
Apart from having the west-facing view, looking out to sea, and one extra window in the living room, Martina is equipped with radiators throughout, while Silvia only has small ones in the kitchen and bathroom. These are gas powered, with a new Duval burner, and it will only be necessary to connect this to the mains supply in order to enjoy central heating. At present this is fuelled by a cylinder on the balcony. The smaller bathroom has a shower hose, but only using the whole room as a wet room, there is no cubicle.
– Appartamento Silvia
Silvia has a more contemporary tile in the kitchen, and a shower cubicle in the smaller bathroom. The heating here is from two air conditioners, one in the living room and the other in the master bedroom. The large balcony overlooks the outskirts of Bagheria.
Surroundings
The neighbourhood in which the condo building stands is suburban but pleasantly green, with colourful views out across the peninsula of Capo Zafferano, especially to the north and west.
Although we are slightly outside the centre, this has great advantages in the form of easy parking, less traffic and quieter evenings. Nor is the old town too far away – you can get more or less anywhere on foot in just fifteen minutes. The railway station is a similar distance, and if you time the trains right will bring you from your front door to central Palermo in barely half an hour.
The location is a real plus point of these apartments for sale. In Bagheria you’re never short of good food and drink in this town, and one of our top tips is right by the station – Binario 450 serves outstanding pizza in a great setting. Closer to home, Don Gino’s is a Bagheria institution, and right around the corner from you. A bar and pasticceria that always draws a crowd, you’ll always find a lively welcome if you make it a regular stop for a morning cappuccino, and the freshly made cannoli are a must-try.

Potential
The flats are in very good condition, the only maintenance issue is that the railings of the balconies could use a new coat of rust proof paint – obviously the sea air is a challenge to any coating. But this is a very minor detail.
You will obviously need to add a kitchen, and the expense will vary depending on your taste and needs. If you wanted to add extra air conditioning units, good quality ones can be purchased locally and installed for under a thousand Euro.
The only other question is decoration. Perhaps the paint could be refreshed, and the small tiles in the kitchen of Appartamento Martina might be replaced. But windows, plastering, ceilings and floors are all in good condition.
The seller is the same for both of these homes, and you may be able to negotiate a price if buying both. If you wanted to operate them as rental properties then there would be obvious economies of scale to be obtained by owning both.
